BOOKING AND THE CONTRACT
1.1 A reservation becomes a legally binding contract between the Owner and you (the “Guest”) when the booking is confirmed by email or other written form.
1.2 The booking is for holiday purposes only and must not be used for any commercial purpose, long-term tenancy, stag/hen party, wedding celebration or event without prior written agreement from the Owner.
1.3 The Guest making the booking must be at least 21 years old and must be an adult member of the party staying at the property.
1.4 The maximum occupancy of The House in Deal (“the Property”) is 5 persons. The minimum stay is 2 nights. -
PAYMENT
2.1 Full payment is required at the time of booking unless otherwise stated.
2.2 No security deposit or damage waiver is required.
2.3 If full payment is not received by the specified date, the Owner reserves the right to cancel the booking and re-let the Property. -
CANCELLATION AND ALTERATION BY THE GUEST
3.1 Cancel within 48 hours of booking for a full refund, provided check-in is at least one week away.
3.2 For stays of 2–13 nights: cancel 7 days or more before check-in for a 50% refund. Cancellations made less than 7 days before check-in are non-refundable.
3.3 For stays of 14–27 nights: cancel 14 days or more before check-in for a 50% refund. Cancellations made less than 14 days before check-in are non-refundable.
3.4 For stays of 28+ nights: cancel 28 days or more before check-in for a 50% refund. Once the stay begins, the first 30 nights are non-refundable. Additional nights beyond 30 may be refunded at 50% if cancelled.
3.5 Any changes to dates or guest numbers must be agreed in writing by the Owner. Changes may be subject to an administration fee or price difference. -
CANCELLATION OR ALTERATION BY THE OWNER
4.1 In exceptional circumstances the Owner may need to cancel the booking. If this happens, the Guest will be offered alternative dates where possible or a full refund of all money paid.
4.2 The Owner will not be liable for any additional costs incurred by the Guest (such as travel or alternative accommodation). -
ARRIVAL, DEPARTURE AND OCCUPANCY
5.1 Check-in is after 4pm on the day of arrival.
5.2 Check-out is by 11am on the day of departure.
5.3 The Guest and their party must vacate the Property by the check-out time unless otherwise agreed.
5.4 The Property must not be occupied by more than 5 people. No additional overnight guests are permitted. -
HOUSE RULES
6.1 The Property is in a residential area. Guests must behave considerately and avoid disturbing neighbours.
6.2 No smoking is permitted anywhere inside the Property or on the grounds.
6.3 No parties or events are allowed.
6.4 Pets: up to 2 small dogs or 1 medium dog are permitted, as well as cats, with prior notice.
6.5 Pets must not be left unattended and must not cause damage or nuisance. Guests must clean up after pets.
6.6 The Guest must keep the Property reasonably clean and tidy during their stay and leave it in a similar condition upon departure.
6.7 Any breakages, damage or loss must be reported to the Owner. The Guest may be charged for repair or replacement.
6.8 The Owner or their representative may access the Property at reasonably agreed times for maintenance or in case of emergency. -
LIABILITY, HEALTH AND SAFETY
7.1 Guests use the Property at their own risk. The Owner accepts no responsibility for any loss, damage or injury to the Guest, their party or their belongings unless such loss, damage or injury is caused by the Owner’s negligence.
7.2 Guests are responsible for their own behaviour and must take reasonable care when using the Property, its contents and outdoor areas.
7.3 Guests must follow any safety guidance or instructions provided by the Owner and must ensure that children and pets are supervised where necessary.
7.4 The Guest must promptly report any defects, hazards or concerns to the Owner so that they can be addressed as soon as possible.
7.5 The Owner is not liable for any temporary failure of utilities or services outside their control, including electricity, water, gas supply, Wi-Fi or other amenities, but will take reasonable steps to resolve issues where possible.
7.6 These Terms do not reduce the Owner’s legal responsibilities, including situations where the Owner may be liable for serious harm caused by their negligence. -
PETS
8.1 Pets are permitted only with prior agreement (up to 2 small dogs or 1 medium dog and/or cats).
8.2 Pets must be supervised at all times, must not be left alone in the Property and must not be allowed on furniture unless agreed.
8.3 The Owner may request the removal of any pet that causes nuisance or damage. -
FORCE MAJEURE
9.1 Neither the Owner nor the Guest will be liable for failure to meet their obligations due to events beyond their reasonable control, including natural disasters, fire, flooding, storms, pandemics, government restrictions or utility failures.
9.2 If a Force Majeure Event affects the stay, the parties will discuss suitable alternatives or refunds, but no additional liability will arise. -
DATA PROTECTION
10.1 Personal data provided by the Guest will be used solely for administering the booking and stay, in line with applicable data protection laws.
10.2 The Guest consents to being contacted regarding their booking and with occasional updates on availability or offers. -
SEVERABILITY
If any part of these Terms and Conditions is deemed invalid, the remaining sections will continue to apply. -
GOVERNING LAW AND JURISDICTION
These Terms and Conditions are governed by English law. Any disputes will be resolved in the courts of England & Wales. -

– Lead Guest must be over 21

– No smoking, parties or additional overnight guests
